How to Apply for a Rental When You're Self-Employed in Australia

Self-employed applicants face extra scrutiny from property managers. Here's how to document your income, structure your application, and get approved — even without traditional payslips.

The Self-Employment Challenge

Self-employed renters — including freelancers, sole traders, contractors, and small business owners — face a specific challenge when applying for rentals in Australia. Property managers are trained to look for stable, predictable income, and a traditional payslip is the easiest way to demonstrate that. Without one, you need to work harder to make your financial position clear.

This does not mean self-employed applicants cannot get approved. It means you need to be more organised and more proactive in how you present your income.


What Property Managers Are Looking For

At its core, a property manager wants to know: can this person afford the rent, and will they pay it reliably? For a salaried employee, a payslip answers that question in seconds. For a self-employed applicant, you need to build the same picture using different documents.


The Documents You Need

Tax Returns

Your most recent individual tax return (or Notice of Assessment from the ATO) is the most credible income document you can provide. It shows your actual taxable income for the year and is independently verified by the ATO.

If your income has grown significantly since your last tax return, include a note explaining this and support it with bank statements.

Business Activity Statements (BAS)

If you are registered for GST, your quarterly BAS statements show your business revenue over time. These are particularly useful if your tax return is more than six months old.

Bank Statements

Three to six months of business and personal bank statements demonstrate consistent cash flow. Highlight regular income deposits and ensure the statements show a healthy balance.

Accountant's Letter

A letter from your accountant confirming your income, the nature of your business, and its financial health is one of the most persuasive documents you can include. It provides independent professional verification of your financial position.

ABN Registration

Include your ABN and the date it was registered. A long-standing ABN suggests business stability.

In your cover letter, address your self-employment directly. Explain what you do, how long you have been doing it, and why your income is stable. If you have long-term client contracts, mention them. If your income is variable, explain the pattern and show that your average income comfortably covers the rent.


Practical Tips

Offer a larger bond. Some landlords will accept a larger bond (up to four weeks' rent in NSW) as a gesture of good faith from a self-employed applicant. This is not always possible, but it can tip the balance in a close decision.

Provide a guarantor. A guarantor — typically a parent or close family member with stable employment — can significantly strengthen your application if your own income documentation is limited.

Apply for properties where the rent is well within your means. If your income is $3,000 per week and you are applying for a $600 per week property, the maths are clearly in your favour. Avoid applying for properties where the rent is close to your income limit.
