1. About This Service
Rental Buddy provides document preparation and administrative support services to assist renters in preparing rental application materials. We are not a licensed real estate agent, property manager, or legal advisor. Nothing in our service constitutes legal advice. We do not act as your agent in any legal or regulatory sense.
2. No Guarantee of Approval
We do not guarantee that using our service will result in a successful rental application. Rental decisions are made solely by landlords and property managers. Our service improves the quality and presentation of your application, but we make no representation about outcomes.
3. Your Responsibilities
You are responsible for:
- Providing accurate, complete, and truthful information. We prepare documents based on what you tell us — we cannot verify the accuracy of information you supply.
- Ensuring all documents submitted to agents or landlords are accurate and comply with applicable laws.
- Reviewing all deliverables before submitting them to any third party.
Providing false or misleading information in a rental application may have legal consequences. Rental Buddy accepts no liability for any such consequences.
4. Turnaround Times
Our standard turnaround times are:
- Application Pack ($149): Delivered within 2 business days of receiving all required information.
- Priority Pack ($249): Delivered the same business day if your enquiry and all required information is received before 12pm AEST. Enquiries received after 12pm AEST will be delivered the next business day.
- Ongoing Concierge ($399 add-on): Ongoing support for 30 days. Responses to queries within 24 business hours.
Turnaround times are estimates and may be affected by public holidays, incomplete information, or high demand. We will communicate any delays promptly.
5. Revisions
Each package includes the following number of revisions:
- Application Pack: 1 revision. A revision means one round of changes based on your feedback after the initial draft is delivered.
- Priority Pack: 2 revisions.
- Ongoing Concierge: Up to 5 revisions within the 30-day service period. A revision is a round of changes to your existing documents based on your written feedback. Requests for a complete rewrite due to a change in circumstances are out of scope and may incur additional fees.
A revision does not include a complete rewrite due to a change in circumstances (e.g., a different property, different employment status). Such changes may incur additional fees, which we will communicate in advance.
6. Service Boundaries
Rental Buddy does not, under any package:
- Attend property inspections
- Negotiate lease terms or conditions on your behalf
- Provide legal advice or represent you in any dispute
- Provide support outside business hours (Mon–Fri, 9am–5pm AEST)
- Search for available properties on your behalf
For the Ongoing Concierge package specifically:
- Outreach means we draft and send emails to agents or landlords on your behalf, up to 5 contacts total. We do not make phone calls or attend meetings.
- Inspection scheduling assistance means we draft and send the inspection request on your behalf. Confirmation and attendance remain your responsibility.
- Negotiation scripts are written templates you use yourself. We do not negotiate directly with agents or landlords.
- The 30-day support window begins on the date of first delivery and ends at 5pm AEST on day 30, regardless of how many revision requests have been used.
7. Limitation of Liability
To the maximum extent permitted by Australian Consumer Law, Rental Buddy's liability for any claim arising from our services is limited to the amount you paid for the specific service that gave rise to the claim. We are not liable for any indirect, consequential, or incidental loss, including loss of a rental opportunity.
Nothing in these terms excludes any rights you have under the Australian Consumer Law that cannot be excluded by contract.
8. Governing Law
These terms are governed by the laws of New South Wales, Australia. Any disputes will be subject to the exclusive jurisdiction of the courts of NSW.
