What is 2Apply and how does it work?
2Apply is an online rental application platform used by real estate agencies across Australia. It allows applicants to create a profile, upload documents, and submit applications to multiple properties from a single account. Agents receive applications through the platform and can review, shortlist, and contact applicants directly.
In NSW, 2Apply is the most commonly required platform. Many Sydney property managers will not accept applications by email or paper — they direct all applicants to 2Apply. If you are renting in Sydney, you will almost certainly need a 2Apply account.
The platform works in two stages. First, you build a reusable profile with your personal details, employment, rental history, and uploaded documents. Second, you search for a property and submit your profile as an application. The agent receives a summary of your profile plus your attached documents.
Setting up your 2Apply profile correctly
Create your account at 2apply.com.au using your personal email address. Complete every section of your profile before you start applying — a partially completed profile is flagged by agents and will slow down your application.
Key profile sections to complete in full:
- Personal details — full legal name, date of birth, current address, phone, email
- Employment — current employer, role, start date, employment type (full-time, part-time, casual, self-employed)
- Rental history — current and previous addresses, dates, landlord or agent contact details
- References — at least two personal references with current phone numbers and email addresses
- Personal statement — 2–3 sentences about yourself (agents read this; do not leave it blank)
Documents to upload before you apply
Upload the following documents to your 2Apply profile before you submit your first application. Having them ready in advance means you can apply immediately when you find a suitable property.
- Photo ID — current Australian driver's licence or passport
- Most recent 2 payslips (within the last 3 months)
- Employment contract or letter confirming your role and salary
- Last 3 months of bank statements showing regular income deposits
- Rental reference or rental ledger from your current or most recent agent
Document format requirements:
- Upload all documents as individual PDFs — do not combine into one file unless the agent specifically requests it
- Maximum 5 MB per file — compress large PDFs before uploading
- Name files clearly: e.g.
Smith_J_Payslip_March2026.pdf - Do not upload screenshots or phone photos of documents — use scanned PDFs
- Do not upload expired ID — agents will reject applications with expired documents
How to submit an application
Search for the property by address or agent name. Click "Apply" and complete the application form for that specific property. Attach your pre-uploaded documents. Review everything carefully before submitting — you cannot edit a submitted application.
You will receive a confirmation email from 2Apply when your application has been received. The agent will contact you directly if they want to proceed.
The cover letter step most applicants miss
When you apply through 2Apply, the agent receives a PDF summary of your profile plus your uploaded documents. Your cover letter is not automatically included — you must attach it separately as a PDF. This is one of the most commonly missed steps.
If the application form has an "additional information" or "message to agent" field, use it to paste a condensed version of your cover letter (150–200 words). This ensures the agent sees your introduction even if they do not open your attachments immediately.
A cover letter specific to the property — mentioning the address, why you want it, and your situation briefly — is consistently more effective than a generic introduction. Agents can tell the difference immediately.
Common 2Apply mistakes and how to avoid them
- Submitting with an incomplete profile — agents see the completion percentage and factor it in
- Uploading files that are too large (over 5 MB) — the upload will fail silently in some cases
- Using blurry or dark photos of documents — scan or use a document scanning app
- Leaving the personal statement blank — this is the first thing many agents read
- Not attaching a cover letter — it must be uploaded separately as a PDF
- Providing references who have not been warned to expect a call — agents call references quickly in competitive markets
- Submitting payslips that are more than 3 months old — agents will ask for current ones, which delays your application
What 2Apply does with your information
2Apply stores your profile and documents on their platform. When you apply for a property, the agent receives your application and documents. Your profile remains active and can be reused for future applications.
Review 2Apply's privacy policy for full details on data retention and how your information is used. Do not upload documents containing your tax file number (TFN) — agents have no legitimate reason to request it.
Frequently asked questions
Is 2Apply free to use?
Yes — creating a 2Apply account and submitting applications is free for applicants. The platform is paid for by the real estate agencies that use it.
Can I apply for properties on other platforms using my 2Apply profile?
No. 2Apply is a separate platform from Ignite (realestate.com.au) and other portals. You will need separate accounts for each platform. Some agents accept applications through multiple platforms — check the listing instructions.
Can I edit my application after submitting?
No. Once submitted, you cannot edit a 2Apply application. If you need to correct something, contact the agent directly by phone or email.
How long does it take for an agent to review my application?
It varies. In a competitive market, agents may review applications within hours of the inspection. In slower markets, it can take several days. If you have not heard back within 3–5 business days, it is reasonable to follow up by email.
Should I include my tax file number (TFN) in my application?
No. Agents and property managers have no legitimate reason to request your TFN. Do not include it in any rental application document.
