Section-by-section breakdown
Opening paragraph
State the property you are applying for, the weekly rent, and your name. Keep it factual. Avoid opening with "I am writing to express my interest" — it is vague and wastes the agent's time. Start with the property address and your name.
Employment and income
Confirm your employment type, employer, and how long you have been in the role. You do not need to state your exact income — "approximately $X" or "available on request" is sufficient. The key is to give the agent enough information to assess affordability without requiring them to calculate it from your payslips.
Rental history

Why this property
One or two sentences specific to the property. Proximity to work, transport, or family are all legitimate reasons. Avoid generic phrases like "I love the area" or "it looks like a great place to live." Agents read dozens of applications — specific reasons stand out.
Closing
Confirm your preferred move-in date, note that documents are attached, and invite the agent to contact you. Keep it brief. A closing that lists every document you have attached is unnecessary — a simple "I have attached all required documents" is sufficient.
Common mistakes to avoid
- Writing more than one page — agents will not read a two-page cover letter
- Addressing the letter generically ("To whom it may concern") — use the property manager's name if you can find it
- Omitting the property address — agents manage multiple properties and need to know which one you are applying for
- Making claims that cannot be verified ("I am an ideal tenant," "I am extremely reliable") — use evidence instead
- Using the same letter for multiple properties without personalising it — agents can tell immediately
- Leaving out your reason for moving — agents want to understand your situation
- Including irrelevant personal information — keep it professional and relevant to the tenancy

How long should a rental cover letter be?
One page or less. Four short paragraphs is the right length for most situations. Longer letters are rarely read in full.
Should I include my income in the cover letter?
You can reference your income approximately (e.g. 'gross annual income of approximately $X') or note that payslips are attached. You do not need to state an exact figure in the letter itself.
Can I use the same cover letter for multiple properties?
You can use the same structure, but you must personalise each letter with the specific property address, the agent's name, and a genuine reason for choosing that property. A generic letter is immediately recognisable and works against you.
What if I'm applying through 2Apply or Ignite and there's no cover letter field?
Attach your cover letter as a separate PDF document. On 2Apply, it will not be included automatically — you must upload it. On Ignite, check whether the agent wants documents combined or separate. Also use the 'additional information' or 'message to agent' field to paste a condensed version (150–200 words).
